Tucking Mancini’s Sleepworld into its New Cupertino Showroom

When Mancini’s Sleepworld identified the perfect location for a new showroom at 10465 South De Anza Boulevard in Cupertino in the McClellan Square Shopping Center, the highly respected retailer turned to SiliconX Construction for its tenant improvements.

Founded in 1969 by Carl and Patsy Mancini, Mancini’s Sleepworld has grown to become the premier mattress retailer in Northern California — with 42 stores in the greater Bay Area and beyond, serving more than 100,000 customers with a selection of mattresses, bedding, bedroom and living room furniture, and more.

Comprehensive Transformation of a Banking Office

While the free-standing 5,670 sq. ft. building was ideally situated for Mancini’s purposes, SiliconX needed to completely transform the interiors from its previous usage as a bank branch into a spacious sleep showroom.

SiliconX Construction’s extensive project scope included:

•     Saw-cutting the concrete floor and excavating several sections to run underground electrical

•     Contracting for and installing needed millwork — specifically cabinets for the sales desk and other displays

•     Erecting metal studs and hanging new drywall

•     Installing acoustical ceilings and high-end light fixtures as well as working with a third party on a state-of-the-art fire sprinkler system

•     Putting in new frames, doors and related hardware

•     Prepping for Mancini’s to lay down its desired flooring — and painting throughout

SiliconX Construction’s work also encompassed seamlessly patching both the interior and exterior walls where the previous tenant had installed a bank ATM, as well as completing other cosmetic woodwork and painting around the roofline of the building.

Completed On Time and On Budget

The entire project was completed in only three months, start to finish. Total cost for the TI’s was less than $70/sq. ft., including all change orders.

The architectural firm for the interior work was NewGround International, with engineering support provided by Case Engineering — both based in the St. Louis area. Project managers for SiliconX Construction were Tony Gonzalez and Greg Araiza-Gonzalez, and the field superintendent was Atlai Morales.

Following an investment from Sun Capital Partners, Inc. — a private investment firm focused on market-leading companies — Mancini’s Sleepworld is looking to aggressively expand its locations throughout Northern California. Future stores will likely be targeted to the Sacramento metropolitan region, the East Bay, Morgan Hill/Hollister area and additional sites in the South Bay.

Putting a Bounce into Rockin’ Jump’s Step

Founded in 2010 in Pleasanton, Rockin’ Jump pioneered a unique concept in active entertainment parks. While a central trampoline jump arena is at the core of the indoor park’s family fun offerings, kids also love Rockin’ Jump‘s climbing walls and towers, a trampoline-powered slam dunk zone, dodgeball arena, obstacle course, a jousting beam, a stunt bag pit, aerial acrobatics area performed on hanging silks, and much more.

All Rockin’ Jump parks emphasize health and safety, and feature comfortable seating areas for parents where they can keep an eye on their kids on large-screen video monitors.

Rockin’ Jump originally opened its Fremont location in 2014. Recently, the building’s property manager reached out to SiliconX Construction to give the 7,500 sq. ft. facility on Farwell Drive in Fremont a much-needed facelift.

Comprehensive Exterior Upgrades

Work began with the demolition of the existing façade. During this phase, significant dry rot was uncovered that needed to be removed. SiliconX worked with a structural engineer to shore up the building’s façade and exterior pedestrian walkway overhangs using temporary wood supports, so the demolition work could be safely completed.

Once the demolition was finished, SiliconX installed new columns that became integral to the building’s structural integrity. The updated façade was then put into place, along with a new roof cap. And the building was painted to create an attractive fresh look.

Project challenges included longer lead times for city inspections and approvals due to the COVID pandemic, as well as higher materials costs caused by supply chain issues. Even in the face of these challenges, the innovative approach SiliconX took saw all improvements completed within approximately six weeks.

SiliconX Construction Completes Office Improvements in Fremont

With companies welcoming employees back into the office, many aging environments need upgrades to be ready.

SiliconX Construction teamed up with architect, Jimmy Chang at RADD Architects to make significant improvements to 3,600 sq. ft. of space at 46177 Warm Springs Blvd. in Fremont.

COVID Challenges and Last-Minute City Requirements

Built in 1983, the concrete tilt-up building provided a space that needed considerable freshening up. SiliconX was asked to undertake comprehensive tenant improvements (TIs), while managing deadlines that continued to be impacted by COVID restrictions.  The project involved an especially lengthy permitting process, as well as some unusual last-minute requirements from the City of Fremont that extended the completion timeframe.

Improvements included saw-cutting exterior openings on this concrete tilt up building for a new entry and a number of windows to bring light into the space – resulting in a much more inviting environment. Ample amounts of glass were also added to the new interiors, both in the redesigned entry lobby and in meeting areas to encourage more productive collaboration. Electrical work involved installation of a range of floor outlets to serve the tenant’s needs.

ADA Improvements

In addition, SiliconX is handling exterior work required to create an accessible entrance that will fully meet the requirements of the Americans with Disabilities Act (ADA). Last but not least, the exterior will be painted to present an attractive new face to customers and employees when they arrive.

The entire TI project was completed on budget and in a timely manner, allowing for the additional requirements from the city and dealing with some change requests by the tenant on both the interior and exterior work.

KSM Vacuum Selected SiliconX Construction for Exterior Building Facelift and ADA Sitework

KSM Vacuum Products is a leading high technology manufacturer based in South Korea that specializes in producing welded metal bellows and other ultra high vacuum (UHV) components such as heaters, fine ceramics and seals for original equipment manufacturers (OEMs) worldwide. KSM Vacuum’s products have applications for OEMs in industries ranging from semiconductors to aerospace, display and medical.

KSM Vacuum chose SiliconX Construction to complete an extensive facelift and other improvements at its North American headquarters located at 102 Persian Drive in Sunnyvale.

Eye on Energy Conservation

Work on the façade of the 5,900 sq. ft. office building included replacement of all of the existing glass and related glazing with solar bronze, dual-paned windows to retain heat over the winter and reduce air conditioning during the warmer months — in the process significantly improving energy conservation and reducing costs.

ADA Improvements While Preserving Heritage Trees

Beyond the exterior upgrades, SiliconX completed improvements required to bring the building’s entry into compliance with the Americans with Disabilities Act (ADA). This involved additional landscaping revisions to ensure that a number of heritage trees framing the entrance to the building were protected and preserved.

Work continued over approximately four months as SiliconX dealt with the many demands that the COVID pandemic imposed on the work being done, as well as on project approvals. All improvements were completed on time and on budget.

SiliconX Construction Makes Code Improvements at Two San Jose Buildings

With pandemic restrictions coming to an end, many building owners today have recognized that upgrades are needed to get the spaces ready for occupancy.

SiliconX Construction in San Jose recently handled ADA improvements and more at several buildings located in the busy business area along Junction Avenue.

1746 Junction Avenue Industrial/Warehouse

The first project was 1746 Junction Avenue, a 53,400 sq. ft. industrial-warehouse building originally constructed in 1970. SiliconX efficiently completed improvements that now provide an ADA-accessible path of travel from the parking lot into the building via a wheel chair-compatible ramp.

The project included creation of an ADA parking stall, providing convenient access to the ramp. Work took place over several months due to inspection delays during the COVID pandemic as well as one change that was requested by the city.

2051 Junction Avenue Office Condos

SiliconX completed even more extensive ADA-improvements at 2051 Junction Avenue, a two-story, 39,000 sq. ft. office condo building constructed in 1985. Work included both interior and exterior upgrades — to restrooms to provide ADA-compliant stalls and in the parking lot to create a wheel chair-accessible ramp into the building.

In addition, SiliconX upgraded the building’s signage. All contracting work was completed on time and on budget, with final approval once again delayed for a few weeks due to the city’s backlog resulting from COVID obstacles.
